Here is a list of Common Seller Closing Costs you might find on your closing disclosure;

  • Seller Representation Fee

  • Buyer Representation Fee

  • Title Company or Attorney Closing Fee

  • Property Taxes (This will be a credit or a debit depending on how and when you pay your property taxes)

  • MN State Deed Tax

  • Recording Fees, if required

  • Payoff of any property Liens and/or Personal Judgments

  • HOA Fees, if required

  • Final Utility Bills, if required

  • Escrow for Completion if a repair cannot be completed prior to closing for a valid reason such as weather.

  • Other Costs negotiated between you and other parties to the transaction

Cost Sellers may have that you will not see on a closing disclosure;

  • Truth in housing Inspection and repairs, If required

  • Repairs requested by the buyer as part of buyers home inspection, negotiable

  • Repairs requested by the buyers lender after an appraisal inspection, negotiable

  • Septic Compliance Inspection and Repair if required

  • Well Water Test and repair if required

  • Prepping the home for listing, ie; cleaning, paint touch up, general repairs/maintenance, decluttering, home staging, photos, etc.
